LETTING & LEASE NEGOTIATION

S.P.S’s standard lease agreements have been based on leases drawn up by the Estate Agent Board and recommendations by various attorneys. Our Residential and Commercial and Industrial letting division have developed expertise in drafting and negotiating lease agreements tailored to suit both the owners and the prospective tenants requirements. Fees for drawing up leases are paid by the tenant.

Through its extensive network of tenant referrals and advertising, S.P.S is able to match approved tenants to suitable premises. Prospective tenants’ references and credit records are checked through banks and credit information services.

S.P.S’s commercial division will conduct procurement of tenants and lease negotiation. Should new tenants be procured a commission in accordance with the SAPO tariff would be payable.

 

MAINTENANCE AND CONTROL

S.P.S deals with all tenant complaints and maintenance related problems, where applicable costs of repairs or replacements are collected from tenants responsible for same.

S.P.S. has an established association with reliable contractors in all fields of maintenance services and is able to negotiate competitive prices. Quotations for major repairs and maintains are sent to the Owner for prior approval.

Periodic inspections are made and, when considered necessary, reports are submitted to the Owner.

ACCOUNTING & ADMINISTRATION

The collections and disbursements on behalf of the clients, which are, made through a Trust Account in terms of Section 32 (1) of the Estate Agents Act No. 112 of 1976. The administration and refund of tenant’s deposits, which are held in a Trust Account.

The monitoring of controls for the raising of rentals, utilizes and ancillary charges against tenants accounts. The exercising of reasonable credit control.

The monitoring and payment, from available funds, approved expenses incurred in the administration of a Clients property.

The checking of municipal accounts to ensure that the charges made is in terms of the applicable municipal tariffs.

On the 15th of each month, a detailed income and expense statement together with supporting vouchers and disbursement cheques are submitted to clients.

Our monthly management fee is 10% on the gross income collected.
